1. Check-In / Check-Out
Check-in is at 5:00 PM. Check-out is at 11:00 AM. Early check-in and late check-out may be available upon request — contact us in advance.
2. Minimum Stay
Minimum 2-night stay required. Minimum 3 nights during holidays and peak season weekends.
3. Maximum Occupancy
All units have a maximum occupancy. Exceeding the stated occupancy is grounds for immediate termination of rental without refund.
4. No Smoking
All units are strictly non-smoking. Smoking is not permitted inside any unit, on patios, or balconies. A $300 fee will be charged if evidence of smoking is found.
5. Dogs
Dogs are welcome in all units. A $20 per dog fee applies (maximum 2 dogs). Dogs must be disclosed at time of booking. Undisclosed dogs will result in a $200 fee.
6. Quiet Hours
Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors and other guests.
7. Parking
Each unit has one designated parking space. Additional vehicles must park in overflow areas. No RVs, boats, or trailers without prior approval.
8. Cleaning
Units are professionally cleaned between each stay. Guests are expected to leave the unit in reasonable condition. Excessive cleaning fees may apply.
9. Damage & Breakage
Guests are responsible for any damage to the unit or its contents beyond normal wear and tear. We reserve the right to charge the payment method on file for damages.
10. Fireplaces
Use fireplaces only as directed. Do not burn anything other than the provided Duraflame logs. Never leave a fire unattended.
11. Clam Cleaning Station
The Clam Cleaning Station is available for guest use. Please clean up after yourself. Do not dump clam waste anywhere other than the designated area.
12. BBQ / Grill
Communal BBQ grills are available year-round. Clean the grill after use. Do not move BBQ equipment.
13. Trash & Recycling
Follow all posted trash and recycling instructions. Trash pickup days vary by season.
14. Noise & Conduct
Parties and gatherings beyond the stated occupancy are not permitted. Management reserves the right to terminate a rental without refund for disruptive behavior.
15. Internet Use
Wi-Fi is provided for reasonable personal use. Do not use for illegal file sharing or activities that violate the terms of our service providers.
16. Cancellation Policy
Service animals as defined by the Americans with Disabilities Act are welcome in every unit. No pet fee applies and breed, size and number limits do not apply. Emotional support animals are not service animals under the ADA and are subject to the standard dog policy.
Most reservations may be cancelled free of charge up to 24 hours before check-in. Cancellations within 24 hours of check-in are not refunded. Non-refundable rates, where selected at booking, cannot be cancelled or refunded at any point. No refunds for early departures.
17. Force Majeure
No refunds will be issued for events beyond our control including weather, natural disasters, or government orders unless the property is rendered uninhabitable.
18. Compliance
Failure to comply with these rules may result in immediate termination of your rental agreement without refund and possible charges for damages or cleaning.
